Canon House acts as Development Manager on behalf of Sainsbury's Supermarkets Ltd on specific projects. Our role includes the coordination of and leading the team from commencement of the project to completion of the development process.
Our involvement with Sainsbury's began in 1995. Our role includes working with property agents, planning, PR and transportation consultants, cost consultants, solicitors and project managers in addition to Sainsbury's in house team.
We are currently working on the following projects; Huntingdon and Saffron Walden.
At Huntingdon, the proposal entails delivering a replacement store on the edge of the town centre and redevelopment of the existing store and petrol filling station in the town’s principal shopping centre. At Saffron Walden, we are seeking planning permission for a new store on a redundant civic amenity and employment site.
Detailed below are examples of the projects that we have undertaken on behalf of Sainsbury's.
Chesham:
- Canon House introduced this redevelopment opportunity to Sainsbury's Supermarkets Limited. The existing store in Chesham was 10,000 sq ft
- Acted as Development Manager and were retained to mastermind a complex land assembly exercise to create a comprehensive redevelopment
- The redevelopment resulted in a successful scheme which provided a new supermarket of 50,000 sq ft, together with the refurbishment of two listed buildings, commercial office buildings and a new retail unit on the High Street
- The development also provided a new replacement theatre and town hall for Chesham Town Council, library improvements for Buckinghamshire County Council and a new pay and display car park for Chiltern District Council

Forest Hill:
- Canon House acted as Development Managers to pursue the redevelopment and extension of an existing store. The redevelopment created a new 23,000 sq ft supermarket
- In addition the project included the development of fifteen new homes, a new retail unit and enlargement of one of the town centre’s principal shoppers car parks

Stanmore:
- Canon House acted for Sainsbury's to create a new 50,000 sq ft supermarket
- This included negotiating variations of existing car park rights
- Secured planning consent for the supermarket including S106 and S278 agreements
- Extinguished rights of way and secured stopping up orders
- Acquired land by CPO and monitored all estates issues through construction

Victoria Bus Garage - Pimlico:
- Canon House acted as Development Managers on behalf of Sainsbury's and Network Housing Association
- The development created 121,300 sq ft of mixed use which included a Sainsbury's supermarket, retail units and residential

Forestside Shopping Centre - Belfast:
- Acted as Development Managers for the implementation, letting and sale of the shopping centre
- This included securing vacant possession and the renegotiating of planning
- The thirty five unit shop tenants included Boots, Next, Carphone Warehouse and the Arcadia Group
- Masterminded the pre letting campaign, monitored the procurement and construction processes as well as coordinated the investment sale process
- Established the management office and team
- The scheme was forward funded by the Universities Superannuation Scheme Limited
