Summary:

Agreement has been reached with Costa to lease a new drive-thru unit to be constructed in the car park of the Sixfields Retail Park in Northampton.

A project delivery team has been appointed and planning permission applied for, in parallel with negotiating an agreement for lease with Costa.

Work is expected to start on site during the first quarter of 2018.

Feltham Leisure West

Summary:

Acting as development manager for the Universities Superannuation Scheme Limited, Canon House led a full project team in securing planning permission for the downsize of a Tenpin Bowl unit to create two new units, one for The Gym and the second for a new restaurant.

Other tasks included negotiating a complicated conditional agreement for surrender and lease with Tenpin and agreements for lease with The Gym and restaurant operator.

Issues of phasing and respective parties’ responsibilities for works needed to be resolved and correctly documented, with suitable monitoring and approval procedures.

Practical completion of the landlord’s works was achieved in July and the new gym unit opened for trade in October 2017.

Clifton Moor Leisure Park, York

Acting as development manager for USS, CHP led a full project team to secure planning permission for a new restaurant on the car park of the Clifton Moor Leisure Park in York, enter into an agreement for lease with Bella Italia and deliver the project.  The building project was delivered on time and within budget.

 Acting as development manager for USS, CHP led a full project team to secure planning permission for change of use and alterations to a former JJB unit to render suitable for use by M&S Simply Food.  CHP led on concluding a suitable agreement for lease with M&S to address obligations in relation to planning (including use), repairs and alterations to the building.  The building project was delivered on time and within budget.

Acting as development manager for USS, CHP led a full project team to secure planning permission for a terrace of three new units in the car park of the Enfield Retail Park.  Sensitive issues relating to the operation of the car park, BREEAM and four equally prominent elevations needed to be overcome.  CHP led negotiations on agreements for lease with three new tenants, Nando’s, Subway and Carphone Warehouse, dealing with design, construction, timetable, appointments, building contract and warranty issues.

Acting as development manager for Universities Superannuation Scheme Limited, Canon House led a full project team to secure planning permission for alterations to the former Comet unit, to render the premises suitable for occupation by Nike.

Canon House led on the negotiations of an agreement for lease, capturing the obligations of the respective parties relating to planning, construction works, warranties and timing.

The converted premises were delivered on time and within budget.

Acting as development manager for USS, CHP led a full project team to secure planning permission for a new Costa drive thru unit in the car park of the Marsh Mills Retail Park in Plymouth.  Issues surrounding restrictive covenants in existing retailers’ leases, planning and transport policies, ground conditions, existing buried services and a rising trunk sewer with access to associated pumping station, all needed to be overcome to successfully deliver the project.  The building project was delivered on time and within budget.

333,000 sq. ft. retail warehouse and leisure park, extension and reconfiguation, multiple phases

Project Description

333,000 sq. ft. retail and leisure park. Occupiers include DW Leisure Health and Fitness, Odeon Cinemas, Pizza Hut, Boots, Pets at Home, The Range, Mothercare, Currys/PC World, Next, Arcadia, H&M, Argos and Halfords.

Secured improved planning and reconfiguration of the scheme to provide additional retail and restaurant units. New units have been developed for Harvesters, Nando’s, Costa, KFC, Greggs, Superdrug, Subway, Halfords, Argos, Sports Direct, Pets at Home, Currys/PC World, J D Sports, H&M, Arcadia, Smyths Toys, Dreams and Pizza Hut.

Replaced redundant night club with new DW development and restaurants. Outline planning secured for 86 housing units on a redundant car park site and sold to Taylor Wimpey. Managed a full team of consultants to include: planning, highways, designers, retail agents, public affairs, cost consultants and solicitors.

Brookton 2000 Limited

Summary:
CHP was retained by Brookton 2000 Limited, the property owning company of the former convenience food store retailer Misselbrook & Weston (M&W).  M&W sold their operating company to One Stop, who took assignment of leases of the stores from Brookton and who subsequently became part of Tesco.  CHP was asked to put together a team to evaluate opportunities across the Brookton Portfolio to enhance assets when the leases approached their end.  Having identified potentially deliverable and viable projects, CHP was asked to lead a team to progress these opportunities.  CHP led on strategies relating to planning, securing vacant possession pursuant to the Landlord & Tenant Act 1954, design, appointments, costings, viability, lettings and flat sales.
Projects were advanced at Chippenham, Frimley, Frome, Hastings, Haywards Heath, Stoke Gifford and Yeovil.  6 convenience stores were extended, 4 additional new shop units created and 8 new flats. One permission remains to be implemented.

 

At Waterlooville, CHP was retained by Brookton to lead a full project team in the reinstatement of a Tesco convenience store destroyed by fire and damaged neighbouring pharmacy and restaurant units.

 

Newcastle – Belvedere Retail Park

Acting as development manager for USS, CHP successfully handed over at the end of October 2016 new units to Costa, EE and Domino’s, developed as a terrace in the car park of the Belvedere Retail Park in Newcastle.  A new extension to the park’s shopper’s car park was delivered, involving the demolition of a redundant office building.  CHP led a full project team to overcome issues associated with planning in relation to design, use, transport and parking, alongside ground conditions, buried services, lease restrictions and phasing considerations on a trading retail park.  The project was completed on time and within budget.  The front elevations of existing trading units were also upgraded for TK Maxx and Sports Direct.
