Summary: CHP was retained by Brookton 2000 Limited, the property owning company of the former convenience food store retailer Misselbrook & Weston (M&W). M&W sold their operating company to One Stop, who took assignment of leases of the stores from Brookton and who subsequently became part of Tesco. CHP was asked to put together a team to evaluate opportunities across the Brookton Portfolio to enhance assets when the leases approached their end. Having identified potentially deliverable and viable projects, CHP was asked to lead a team to progress these opportunities. CHP led on strategies relating to planning, securing vacant possession pursuant to the Landlord & Tenant Act 1954, design, appointments, costings, viability, lettings and flat sales.
Projects were advanced at Chippenham, Frimley, Frome, Hastings, Haywards Heath, Stoke Gifford and Yeovil. 6 convenience stores were extended, 4 additional new shop units created and 8 new flats. One permission remains to be implemented.
At Waterlooville, CHP was retained by Brookton to lead a full project team in the reinstatement of a Tesco convenience store destroyed by fire and damaged neighbouring pharmacy and restaurant units.
